Once you’ve completed our First Step Pre-Qualification Form, your Aspen Builders Sales Manager will forward that information to one of our lending partners for preliminary loan approval.

If our lending partner has questions about your application, they will call you. Please respond to their questions as quickly as possible in order to move forward.

Expect our process to take approximately 1 to 2 business days. In the meantime, please gather all the information listed below to ensure a smooth and complete application process:

• W2's, for the previous two years. If any of your income is derived from commissions and/or bonus please provide two years tax returns as well (all schedules)
• 1099’s and/or award letters for retirement/social security income
• Year-to-date pay stub for the last 30 day pay period
• If self employed, Federal tax returns for previous two years (all schedules) Bank statements, (all accounts, all pages) for previous two months
• Asset Documentation, including IRA’s, 401K or mutual funds
• Photo identification including residency documentation (i.e. “green card”), if applicable
• Social Security Card(s)
• For VA loans; Certificate of eligibility or DD214
• If you currently own your own home, please provide a current mortgage statement. If your loan does not have impounds, please provide a copy of your hazard insurance policy.

Once your application is pre-approved, our lending partner will forward a pre-approval letter to your Aspen Builders Sales Manager, who will contact you to schedule an appointment to complete your purchase agreement.
